Insulation & Air Sealing in
Berthoud
Berthoud sits between Loveland and Longmont, both Efficiency Works cities, and is not one itself, which is the first thing we explain to homeowners here. The town has a century-old downtown on Mountain Avenue and a ring of subdivisions so new that the median home dates from 2011. Two very different houses, two very different fixes.

Why Berthoud Homes Are Different
The newest housing stock in our territory, with an old heart
Half of Berthoud’s homes were built after 2011, and the Heron Lakes, Prairiestar, Vantage, and Hammond subdivisions account for most of them. New construction leaks less than old, but it fails in predictable, specific places, and the original town around Third Street fails the old-fashioned way.
Production homes from the 2010s and 2020s
Tight walls but rushed details: rim joists sealed on the plans and not in the field, attic hatches without weatherstripping, and ductwork in attics that bake in July. A blower door finds the handful of gaps that matter.
Bonus rooms and cantilevers
Two-story plans with a room over the garage or a floor that hangs past the foundation line lose heat through the floor cavity. These are the coldest rooms in Berthoud’s new neighborhoods, and the fix is contained to that cavity.
Original-town homes on Mountain and Massachusetts
The business district was in place by the early 1900s, and the houses around it have plaster walls, open framing, and attics that were never insulated to anything like today’s depth. Dense-pack and air sealing transform them.
Larimer County radon
Larimer County’s average indoor radon reading is 7.8 pCi/L against a national average of 1.3, per the county health department. A test is the only way to learn yours.

Diagnostics
What we commonly find in Berthoud homes
These are the patterns that show up repeatedly in this housing stock and climate. Your home gets tested, not assumed, but this is where we look first.
Rim joists sealed on paper only
Production builders spec a sealed rim joist and the field crew often skips it. On 2010s Berthoud homes it is the single largest leak we find, and it is invisible from inside the house.
Attic ducts in a hot attic
Plans that put the air handler and ducts in the attic lose cooling before it reaches the rooms. Sealing and burying the ducts in insulation recovers most of it.
Cold floors over the garage
Rooms over garages in the two-story plans run noticeably colder than the rest of the house in winter because the floor cavity between them was never fully insulated or air sealed.
Settled attics in the old town
Original-town attics were insulated decades ago, if at all, and whatever is there has settled. Depth checks come back far below current targets.

Local Rebates
Rebates for Berthoud addresses
Berthoud is not an Efficiency Works community, even though Loveland and Longmont on either side are, because the town is not served by a Platte River city utility. Your electricity comes from Xcel Energy or Poudre Valley REA depending on the address, and gas is Xcel. That decides your rebates, so we check the address first.
An Xcel address in Berthoud gets the Xcel audit rebate, which covers as much as 60%, plus Xcel rebates on each of insulation, air sealing, and HVAC, and an extra $600 when a heat pump comes after the envelope work. Poudre Valley REA members get a free energy audit and heat pump rebates up to $1,500, plus $500 for dual fuel, though PVREA has no insulation rebate of its own, so on those addresses the insulation case rests on the savings and on Xcel’s gas-side programs. We confirm all of it and file the paperwork.

Berthoud questions, answered
Is Berthoud an Efficiency Works town like Loveland?
No. Efficiency Works serves customers of the Fort Collins, Loveland, Longmont, and Estes Park city utilities, and Berthoud is outside all four. Berthoud homes work with Xcel Energy or Poudre Valley REA rebates instead, which we sort out by address.
How do I know whether my electric is Xcel or PVREA?
Your bill says. Rural and newer parcels around Berthoud are often PVREA; the older town core is more often Xcel. Either way we confirm it before the quote because the rebates differ.
My house is only a few years old. Can it really need air sealing?
Often, yes. New homes pass a blower door at a looser number than most people expect, and the gaps that remain are concentrated at the rim joist, the attic hatch, and the garage ceiling. Fixing those few spots is quick and measurable.
Do you work on the older homes downtown?
Yes. Pre-war Berthoud homes get dense-pack wall insulation through small access points, attic air sealing, and rim joist work, without disturbing the plaster or the character of the house.
How serious is radon in Berthoud?
Larimer County averages 7.8 pCi/L indoors, nearly twice the EPA action level, and new slab-on-grade homes test high as often as old ones. A test costs little, and mitigation reliably fixes an elevated result.
