Insulation & Air Sealing in
Erie

Erie has the newest housing of any city we serve: 78% of its homes were built since 2000 and only 3% before 1980, with the median house dating from 2008. The town nearly doubled its premises between 2014 and 2020. It is also one of the few towns on the Front Range that pays its own rebates, and one of the few split almost evenly between two electric utilities.

Why Erie Homes Are Different

The newest houses, the oldest ground

Erie was platted in 1871 around the Briggs Mine, the first commercial coal mine in Weld County, and the U.S. Geological Survey maps the area as undermined. Almost everything standing today was built this century on top of that history, fast and to code minimum, in Colliers Hill, Erie Highlands, Morgan Hill, Vista Ridge, and Flatiron Meadows.

  • Production homes, 2004 to today

Attics at the minimum, top plates and rim joists never sealed, ducts run through the attic, and that bonus room nobody can keep warm. Sealing the attic and topping it up returns more than anything else you can do to an Erie house.

  • Two electric utilities, one town

United Power serves about half of Erie’s homes and Xcel Energy the other half, with Xcel and Black Hills splitting the gas. Your bills decide your rebates; we check them before we quote.

  • Undermined ground

Houses over old mine workings move, and movement opens gaps at the sill and around frames that leak air long before any crack appears. The blower door finds them.

  • Weld and Boulder County radon

Weld County’s twenty-year test record shows roughly half of homes elevated, and Boulder County says one in two. Brand-new foundations read high just as often.

Diagnostics

What we commonly find in Erie homes

These are the patterns that show up repeatedly in this housing stock and climate. Your home gets tested, not assumed, but this is where we look first.

Attic ducts that bake

Most Erie plans put the air handler and the ducts in the attic. Sealing the runs and burying them in insulation gets back the cooling that currently heats the attic.

Bonus rooms over garages

The floor cavity over the garage in two-story plans got batts that have slumped off the subfloor, and the air gap above them keeps the room cold.

Rim joists and top plates

Two leaks that made it onto the drawings and never into the house. Sealing both is a one-day job and the blower door shows the difference immediately.

Gaps from ground movement

Over old workings, the sill and the window frames open up first. We seal them with materials that tolerate a house that is still moving slightly.

Local Rebates

Rebates for Erie addresses

The Town of Erie runs its own 2026 rebates for town utility customers: $400 on an air-source heat pump, $400 on a mini-split, $500 on a ground-source system, $200 on a heat pump water heater, and $100 toward a home energy audit. There is no town rebate for insulation or air sealing. On the Boulder County side of town, EnergySmart’s 2026 income-qualified rebate can pay 50% of a project, capped at $2,000 per year.

On top of that, Xcel addresses can use Xcel’s audit rebate (up to 60% of the cost), its insulation, air sealing, and HVAC rebates, and the extra $600 Xcel adds when the heat pump comes after envelope work. United Power addresses qualify for the co-op’s heat pump rebate instead: up to $1,000 on a ducted system and up to $500 on a mini-split, scaled by size, with no insulation rebate. Power Ahead Colorado’s $1,500 heat pump rebate pays only through contractors the program has verified, which PowerHouse is not today. We sort the whole stack by address and file what we hold.

FAQs

Erie questions, answered

Does the Town of Erie really pay rebates?

Yes, for town utility customers: $400 on a heat pump or mini-split, $500 on ground source, $200 on a heat pump water heater, and $100 toward an energy audit in 2026. Nothing for insulation or air sealing, so that work pays for itself on the bills.

Am I United Power or Xcel?

Erie is split roughly in half. Your electric bill says which, and gas can be Xcel or Black Hills. We confirm before quoting because the heat pump rebates differ.

My house is from 2015. Why is the upstairs hot in summer and cold in winter?

Attic ducts, a thin attic, and the room over the garage are the usual three. A blower door and a thermal camera show it in an hour, and the fixes are contained and measurable.

Does EnergySmart apply in Erie?

On the Boulder County side, and only income-qualified in 2026, with 50% of the project cost covered, $2,000 a year at most. The Weld County side uses the town, utility, and county programs instead.

Is radon really a concern in a new Erie home?

Yes. Both counties report about half of homes elevated, and a tight new house holds it in. A test settles it, and mitigation works.
