Insulation & Air Sealing in
Johnstown

Johnstown is the clearest example in our territory of a rule we repeat on every page: your rebates follow your utility, not your town. Three electric providers serve Johnstown, Xcel Energy in the center, Poudre Valley REA to the north and west of I-25, and United Power in Pioneer Ridge and south. The town is about 20,000 people, up 18% since 2020, and the median home was built in 2007.

Why Johnstown Homes Are Different

One town, three electric utilities

Johnstown sits between the Big Thompson and Little Thompson rivers and was incorporated in 1907, a sugar beet and dairy town for most of a century. Nearly three quarters of its homes have been built since 2000, in Thompson River Ranch, Rolling Hills Ranch, Pioneer Ridge, and the neighborhoods around the 2534 corridor.

  • Which utility is yours

Xcel downtown and around 2534, Poudre Valley REA north of County Road 48½ and west of the interstate, United Power in Pioneer Ridge and south, with Xcel gas throughout. Two streets apart can mean two different rebate programs.

  • Post-2000 production homes

The attic at code minimum, the top plates and rim joist unsealed, the ducts in the attic, and a bonus room over the garage. Seal first, then top up the attic: the best dollar in these homes.

  • The Little Thompson

In September 2013 the Little Thompson ran about 52,000 acre-feet, a record for the river. Homes near either river corridor are where we check crawl space and basement moisture first.

  • Weld and Larimer County radon

Weld County’s test kits have come back elevated about half the time, and Larimer County’s average indoor reading, 7.8 pCi/L, is close to double the EPA action level. Testing is the only way to know.

Diagnostics

What we commonly find in Johnstown homes

These are the patterns that show up repeatedly in this housing stock and climate. Your home gets tested, not assumed, but this is where we look first.

Top plates open to the attic

The seam along the top of every interior wall leaks conditioned air into the attic all day. It is the biggest attic leak in post-2000 Johnstown homes and takes a day to seal.

Batts that sagged

Floor insulation over garages and in cantilevers was installed as batts that have dropped away from the subfloor, leaving a cold air gap above them.

Furnaces in the attic

Plans with the furnace and ducts in the attic lose heat and cooling to the attic itself; sealing the runs and covering them recovers most of it.

Moisture near the rivers

Crawl spaces close to the Big and Little Thompson corridors run damp. Encapsulation fixes the moisture and the cold floors in one job.

Local Rebates

Rebates for Johnstown addresses

Xcel addresses here get the Xcel audit rebate of up to 60%, Xcel’s rebates on insulation, on air sealing, and on HVAC, and $600 extra on a heat pump that follows envelope work. Poudre Valley REA pays for the audit outright and rebates a heat pump at up to $1,500, with $500 more for dual fuel. United Power members get a 2026 co-op rebate on a heat pump: as much as $1,000 ducted, as much as $500 for a mini-split. Neither co-op offers an insulation rebate, so on those addresses the envelope case rests on the bills.

Johnstown has no city utility of its own, which keeps it outside the Fort Collins and Loveland programs. Weld County’s Energy Resource Center does free air sealing and insulation for households on LEAP, SNAP, SSI, or TANF. We confirm your providers from the bills before the quote and file every program you qualify for.

FAQs

Johnstown questions, answered

Do you serve Milliken too?

Yes. Milliken is Xcel for most of town, with Poudre Valley REA in the Mad Russian and Mill Iron neighborhoods, and Xcel gas. Same crews, same page.

How do I find out which electric utility I have?

Your bill. In Johnstown it can be Xcel, Poudre Valley REA, or United Power depending on the neighborhood, and the rebates differ between them. We check it before we quote.

Is there an insulation rebate for co-op members?

Not from Poudre Valley REA or United Power; their residential rebates are for heat pumps. Xcel addresses do get insulation and air sealing rebates. On a co-op address the audit shows the savings that make the case.

My 2008 two-story has a cold bonus room. Normal?

Common and fixable. The floor cavity over the garage was left half done. We open it up, air seal it, insulate it properly, and the room finally matches the rest of the house.

How serious is radon here?

About half of Weld County’s test kits come back elevated, and Larimer County’s average is nearly twice the action level. Test first; mitigation is reliable.
