Insulation & Air Sealing in
Golden
Golden was founded in 1859 and served as the capital of Colorado Territory from 1862 to 1867, and it still has the housing to prove it: three locally designated historic districts and a West Downtown neighborhood laid out in the original town plat. Around that core sit mid-century and 1980s neighborhoods climbing the mesas, in one of the windiest spots on the Front Range.

Why Golden Homes Are Different
Historic districts in a wind tunnel
Golden sits where Clear Creek leaves the foothills, and downslope winds come through the canyon with real force: the Christmas Day 2016 windstorm gusted to 77 mph just outside town. On a house, wind is the multiplier on every gap, which is why air sealing matters more here than almost anywhere in the metro.
8th and 9th Street, 12th Street, and East Street districts
Homes from the late 1800s and early 1900s with plaster walls, open framing cavities, and attics insulated decades ago if at all. Changes inside the districts go through the Historic Preservation Board, and our work stays inside the walls.
Mid-century and 1980s neighborhoods
Golden’s median home dates from 1989. The Golden Heights and South Golden Road era homes carry thin attic batts, an open rim joist, and ductwork outside the conditioned space.
Downslope wind
Canyon winds load the west side of a house and suck heated air out the east. Sealing top plates, penetrations, and the rim joist is what stops it; more furnace does not.
Jefferson County radon
Jefferson County’s health department puts the share of homes testing above the action level at about one in two. Golden’s hillside foundations are no exception.

Diagnostics
What we commonly find in Golden homes
These are the patterns that show up repeatedly in this housing stock and climate. Your home gets tested, not assumed, but this is where we look first.
Open balloon framing in the districts
Pre-1900 walls often run floor to attic with no fire blocking, which turns every wall into a chimney until the cavities are dense-packed.
Wind-loaded west walls
On the mesa neighborhoods the west and northwest faces take the canyon wind, and the leakage shows up as cold rooms on that side of the house only.
Rim joists on walk-out foundations
Hillside lots mean walk-out basements with long exposed rim joists that were never insulated, a major leak on an otherwise sound house.
1980s attics at half depth
Attic insulation from the late 1980s was installed to a standard well below today’s target and has settled since.

Local Rebates
Rebates for Golden addresses
Golden is Xcel Energy territory for both electricity and gas. That means an audit rebate worth up to 60% of the cost, separate Xcel rebates for insulation, for air sealing, and for HVAC, and $600 more on a heat pump that follows the envelope work. We check the current amounts against your address and file the forms.
The City of Golden runs its own Sustainability Rebate Program on top of Xcel, and it is worth knowing about: when funded it has paid up to $1,000 toward insulation and up to $2,000 toward a whole-home heat pump, tied to a matching Xcel rebate and a city permit. For 2026 the city reports the program reached its budget and is closed to new energy and radon rebate applications. We watch for it to reopen and tell you if timing a project around it makes sense.

Golden questions, answered
Can you work inside Golden’s historic districts?
Yes. Dense-pack, attic sealing, and rim joist sealing all happen inside the walls and the attic and do not change the exterior, which is what the Historic Preservation Board reviews. We tell you up front if any part of a project would need their sign-off.
Is the Golden insulation rebate still available?
Not right now. The city’s Sustainability Rebate Program reached its 2026 budget and is closed to new energy applications. Xcel’s rebates are still open, and we file those.
Why does my house feel drafty only when the wind blows?
Because wind is pressure, and pressure finds every gap. Golden’s canyon winds push air through top plates, rim joists, and penetrations that sit quiet on a calm day. A blower door simulates that wind and shows exactly where it gets in.
Do you replace windows in older Golden homes?
Yes, and we are honest about sequence: air sealing and attic insulation usually return more per dollar than glass, so we measure first and let the numbers decide.
How bad is radon in Golden?
Jefferson County says about half of homes tested are above 4 pCi/L. Test first; mitigation reliably brings a high reading down.
